Private respondent Florida Espiritu-Sanchez and her mother, the late Eduvigis Beltran Vda. de Espiritu, were the registered owners of a parcel of land covered by TCT No. 18269 of the Registry of Deeds of Quezon City. On 23 July 1960 they entered into an agreement with a certain Pedro del Rosario under which the latter agreed to undertake, at his own expense, the conversion of a portion of the land into a subdivision.
