It appears that in 1903, and for many years prior thereto, Ramon Martinez de Viademonte was the owner of a tract of land about three and one-half hectares in the district of Santa Ana, City of Manila, known as the Hacienda de Namayan. That on October 12, 1903, from and out of said tract he sold to the defendant a parcel of land described as follows:

"Bounded on the north by lands pertaining to the Hacienda de Namayan of Don Ramon Martinez de Viademonte, from which it is taken; on the south by lands of Don Candelario de las Cajigas; on the east by the Pasig River; on the west by the Namayan street; -measuring...
