At bar is a special civil action for certiorari under Rule 65 of the Rules of Court assailing the order[1] of the Regional Trial Court (RTC) of Manila, Branch 38, dated April 20, 2001, denying petitioners' motion for the issuance of a writ of possession in their favor.

The antecedent facts follow.
