JOHNSON, J.:

The purpose of this action was to foreclose a certain mortgage given to secure future advancements for the sum of P12,000, interest, commissions, damages, and such other amounts as may be due at the time of maturity. It was executed and delivered to Lim Julian by Tiburcio Lutero and his wife Asuncion Magalona on the 15th day of April, 1920. It was duly registered in the office of the registrar of deeds of the Province of Iloilo on the 16th day of June, 1920.
