The land ownership dispute in this case revolves around the issue of whether or not the benefits of the torrens system apply to the holder of a transfer certificate of title derived from an invalid original certificate of title.

As early as 1920 Fermin Lopez, the father of private respondent's predecessor-in-interest, Hermogenes Lopez, was in possession of a parcel of land located in Antipolo, Rizal, with an area of 19 hectares, 48 ares and 88 centares.
